A full pre-build CGI suite for Canvas Offices at 88 Kingsway, covering eight floors of flex workspace from the ground-floor lobby to the seventh-floor terrace. The renders went out to brokers, agents and prospective occupiers six months before practical completion, which let Canvas bring the launch forward by half a year and start banking deals before the building was finished. By handover, every floor was let. The scheme went on to be shortlisted for Best New Flex Space 2024.
Canvas Offices engaged RE FRSH the day the 88 Kingsway lease was signed. Within 48 hours we'd delivered a bespoke visual marketing strategy. Within five weeks the full creative pack was signed off and out in the market, with "taster" CGIs and short-form video circulating across PR, social and broker channels six months ahead of practical completion.
The CGIs got picked up in the Daily Telegraph. The C-suite and the wider Canvas team carried the imagery across LinkedIn and social. A pre-launch broker event walked agents through the building using the full asset suite, virtual tour, animated flythrough and CGI boards on easels, six months before they could physically tour the space.
“The CGI tools played a crucial role in our success. We integrated them across all branded materials, signage, videos, printed displays, easel-mounted boards and on iPads during viewings. Their high quality and quantity were instrumental in driving performance. Notably, the CGIs closely resembled the final product, which significantly enhanced buyer confidence and engagement.”
